All covenant issues are managed initially by Highlands Ranch Community Association.  Detailed information is located at the HRCA website.

Architectural Design Changes and Improvements

Changes to the exterior of the property, no matter how small must be submitted for approval.  There are two Committee which will review the submittal, the Highlands Ranch Community Association's Architectural Committee and the Homeowners Association at Highlands Ranch Golf Club's Architectural Review Committee.  IT IS CRITICAL THAT 1" SAMPLES OF ALL PAINT COLORS MUST BE INCLUDED WITH THE SUBMITTAL.  FAILURE TO PROVIDE COLOR SAMPLES WILL DELAY THE APPROVAL BY THE HIGHLANDS RANCH GOLF CLUB ARCHITECTURAL COMMITTEE BY AT LEAST 30 DAYS.

The HRCA Architectural Committee meets the first and third Tuesday of each month to review plans submitted by residents for exterior home improvements.  Submittals must be turned in to the Covenant Compliance & Assistance Department before noon the Friday before the meeting in order to be considered. Any submittal plans received after noon on Friday will not be reviewed until the Committee’s next meeting. After the submittal has been approved by the HRCA it is forwarded to the HRGCA Architectural Review Committee.

The HRGCA ARC Committee meets the fourth Tuesday of each month to review submittals that have been approved by the HRCA.  Please review the Community Declaration and the Residential Improvement Guidelines and Site Restrictions (RIGs) which are available at the HRCA website.   After reviewing the information, print the appropriate submittal forms  and submit to HRCA.

The HRGCA Committee also uses the Golf Club HOA (HRGCA) - Residential Design Guidelines which have specific guidelines applicable to the HRGCA community.  The HRGCA HOA places a high priority in maintaining views for all homeowners in the community.

Once, both Committees have reviewed the submittal, one envelope with the responses from both committees will be mailed to the homeowners in a timely manner.

Please read all the information for both the HRCA and the HRGCA carefully to ensure taking the correct steps to submit the paperwork for your improvements.  No work should be started until all approvals have been obtained from both committees.  It is important that all paperwork is completed accurately and drawings and paint samples are included with your submittal in order for the approval process to be completed in a timely manner.
